Alex had long dreamed of having a place by the sea. Not just a beautiful spot for a couple of vacation weeks a year, but a property that would work for him while he focused on his own business. When his friends one by one became happy owners of income-producing apartments in Paphos and began to tell him how rapidly the rental market was growing, he realized he no longer had time to postpone his dream.

He flew to Paphos in winter — specifically to see the resort during the low season and check with his own eyes whether the investment could work for him all year round. The sea was a calm turquoise, there were fewer tourists, yet beachfront cafés and restaurants were full even in the middle of the workday, and the whole city seemed to already be preparing for the new season.

Alex had arranged everything in advance with a local agency, and from the very first minute they set the right pace: exploring different neighbourhoods, discussing rental specifics and the nuances of island life.

That was when Alex first saw the construction site in Kissonerga — a beautiful project on the hills with a sea view. At that time, there was only a concrete frame and wet sand where lawns would someday be. Workers were pulling cables, and the future windows stood as dark rectangles looking straight toward the horizon. Someone without imagination would have seen nothing there. But Alex had already pictured himself many times: drinking coffee on the balcony, hearing the sea, welcoming friends and reading messages from guests happy with their stay in his apartment.

He felt it immediately: this was the place.

Buying at the construction stage seemed bold — but the developer, as usual, offered a payment plan for the entire building period. This made it possible to split the payments and avoid withdrawing all his capital from his business at once. Of course, he understood that over the next two years he would have to manage expenses even more carefully, but he also knew that the investment was worth it. As in most coastal resorts, in Paphos the sea and blue beaches work “tirelessly” for the owner.

Every quarter, he received photos and video updates from the construction site: walls rising, balconies getting glassed in, that very view from the future living room taking shape. At first it was nerve-wracking — how would everything look in the end? But the closer the completion came, the fewer doubts he had.

And then finally the day arrived. Alex flew back to Paphos — this time to collect his keys. The agent met him at the entrance. They opened the door — and Alex froze, instead of construction dust, there was a bright, spacious apartment with new appliances, Italian furniture and fresh sea air coming in from the balcony. Ready for living — and ready for rentals.

The most pleasant surprise was the energy-efficient design of the building — underfloor heating, modern VRV air-conditioning, solar panels. It meant lower utility bills and higher profitability.

And the profits didn’t take long to come. Starting in May, bookings quickly began to fill the calendar: families from the UK, couples from Germany, travellers from Scandinavia. Some came for a week of sunshine, others for a month of remote work with a sea view. In the summer there were almost no empty dates, and the warm autumn added two more months of stable guests. And even in winter, European retirees arrived and rented the apartment for 3 full months — wintering in Cyprus is both more comfortable and more affordable.

Alex smiled as he reviewed the reports: the apartment was living up to its promises. And he understood one thing for certain: you should worry not when you are buying — but when you are not buying anything at all.

Now Paphos is no longer just a point on the map. It’s a place where his money grows, and where he himself can relax — enjoying both the returns and the chance to escape from endless responsibilities and become a Mediterranean resident, even if only for a couple of weeks a year.
